Your tech walks the vacant unit with a phone and talks through what they see. You get back a priced scope of work, room by room, using your cost schedule, your chargeback rules and your standards — set up with you, not handed over and forgotten.
$225 to get started — includes your first 3 scans, and waived on annual plans. Works alongside the software you already use.
This is not software you buy and figure out alone. We configure it to your business, and we stay close to it as you run units.
Your cost schedule, your chargeback policy, your lease terms — loaded before the first scan. The first report already speaks in your numbers rather than a regional average.
Room by room on a phone, saying what he notices as he goes. No clipboard, no tape measure, no second trip. If he can use a camera, he can do this on his first unit.
Every line says what the work is, why it is there and who pays for it, with the photo it came from. Nothing to reverse-engineer when an owner or a tenant asks.
We stay on your account. As you scan, we tune the pricing and the rules to match how your crews actually work and what your market actually costs — so the numbers track your business as it changes, instead of drifting away from it.
TurnScope isn't a property management system and doesn't replace one. Keep Yardi, AppFolio, Entrata, RealPage, HappyCo or whatever you run today. TurnScope takes over the parts of a turn that are still done by hand.
No integration or migration needed. The report goes into your system the way an inspection does today, with far less typing. More about how it fits →
Whether you turn five units a month or five hundred, TurnScope is configured to the way you work rather than the other way around.
This is the part most tools get wrong. A language model asked to estimate will happily invent a total, and it will be different every time you ask. Ours isn't allowed to. It only reports what it sees — three receptacles, one cracked cover plate — and the pricing runs in ordinary code against your rate sheet.
The $225 includes your first 3 scans and the work to configure the system to your rates and your chargeback policy. After that, pay per unit scanned with no minimum and no contract, and the rate drops as you grow. Or pay annually, save 25%, scan as many units as you like, and skip the setup fee.

Your first three scans, plus the setup: loading your cost schedule, configuring the chargeback policy to your lease terms, and getting your operators scanning. Additional scans in your first month bill at your normal volume rate. From the second month you pay per unit at the volume rate with no minimum. On an annual plan the $225 is waived entirely.
No. TurnScope works alongside your property management system and your inspection or work-order app. It replaces the hand-written move-out scope and the charge math behind it, not the systems you run your business on.
Not directly yet, and you don't need it to. Each report totals the tenant charges by your own charge codes, so posting them to the move-out statement is a few lines instead of every item. A direct connection is on the roadmap.
About four minutes of recording per room for a typical one-bedroom, so fifteen to twenty minutes on site. The report comes back within a few minutes of the tech finishing.
A conversation and your rate sheet. We load your costs, your chargeback policy and the way your leases handle wear, then walk your first operator through a scan. Most accounts are running the same week they start.
Yours. We start you on a regional baseline so you can scan on day one, then load your own contractor rates. Anything you don't override falls back to the regional number, so you only enter what actually differs.
That is the point of the service. Pricing, chargeback rules, depreciation schedules, what counts as normal wear, which areas get scanned — all of it is configured per operator, and we change it when you tell us your business has changed.
Every item carries the frame it was seen in and the reason it was priced, and anything that could not be assessed from the scan is listed rather than dropped. No remote assessment replaces standing in the room, so the report is built to be reviewed and approved by someone who knows the property — with the evidence sitting right next to each number.
No. They open a link on their phone, pick a room, and record. We walk the first one through it anyway, because the quality of the narration is what makes the scope sharp.
It follows HUD-style straight-line depreciation, with labor and cleaning handled separately, and it shows its work. You set the policy — what gets charged, what counts as normal wear — and the report states the basis so it stands up in a deposit dispute.
$225 gets you set up and covers your first three scans. We onboard every operator personally, so we take on a limited number at a time.
